Permitted Development Volume Limits
- Terraced and semi-detached homes: up to 40 cubic metres of additional roof space
- Detached and end-of-terrace homes: up to 50 cubic metres of additional roof space
- No dormer beyond the front roof slope facing a highway
- New roof structure must not exceed the highest part of the existing roof
- Side windows must be obscure-glazed and non-opening below 1.7m
When Full Planning Permission Is Required
- Listed buildings (Listed Building Consent also required)
- Conservation Areas — common in Harrogate, York and Knaresborough
- National Parks and AONBs including Nidderdale National Landscape
- Properties with Article 4 Directions removing PD rights
- Flats and maisonettes — PD does not apply
Building Regulations
Building Regulations approval is required for every loft conversion regardless of planning route. Covers fire safety, structural steels, insulation (0.18 W/m²K), staircase design and ventilation.
